"LUCKY 13" TIPS

  1. Be sure to have an ADULT at home to answer the phone at all times. Some buyers will not talk to machines: some will never call back if there is no answer the first time; many will not talk to children.
  2. Prepare an Advertising Budget and learn to write good ads. Don't skimp on advertising!
  3. Have a friend, relative, or neighbor show the property for you. If you are present at the showing, the buyer will not express objections for fear of offending you.
  4. Be sure you know how to select and deal with a good title company. Their assistance can be worth big bucks to you.
  5. Know how to select a good closing agent: one who can put both you and your buyer at ease.
  6. Brush up on your Negotiating Skills. Very few deals will be ready to go to escrow immediately after the initial offer. You can't afford to lose a buyer!
  7. Be sure you know how to draw up a Purchase & Sale Agreement that will protect both you and the buyer from possible legal repercussions.
  8. Find out about your LEGAL LIABILITY. Realtors spend lots of money on Errors and Omissions Insurance to protect themselves and their clients.
  9. Learn how to show your property. A buyer can see that "this is the kitchen;" and he probably won't be impressed if you tell him that the home is "overbuilt."
  10. Be ready to help your buyer with financing by recommending some good financial institutions or by using some form of owner financing. Know whether to use a "mortgage" or a "deed of trust."
  11. Get information on how owner financing can be turned into cash for you. This could save your transaction.
  12. Be sure you know how to get information regarding such things as easements, assessments, boundaries, LIDs, rights of way, etc.
  13. PRICE YOUR HOME CORRECTLY! This is most important! Learn to do a Comparative Market Analysis to find out about recent sales and about your current competition. No amount of salesmanship and marketing can sell an overpriced property.
